Renovation Requirements

In order to preserve the Alexandria’s architectural integrity, the Board has passed strict requirements for renovations that could affect the structure or appearance of the complex.  These renovations must be approved by the Board.  Before purchasing product or hiring a contractor, please submit a Renovation Information Form to our management company for approval.

WINDOW REPLACEMENT REQUIREMENTS:  

Windows at the Alexandria are not Common Elements and must be maintained in good repair, painted, and caulked by individual owners, or they will be maintained by the Association and all related costs will be billed to the owner.  The Board has established specific guidelines for window replacement to ensure the integrity of the complex.  This policy protects all owners.   Window replacement must be approved by the Board.  Owners who do not follow these guidelines will have to replace windows that do not meet guidelines.

Windows at the Alexandria must meet the following criteria:

  • • Insulated, double hung windows (preferably with tilt-out sashes for cleaning upper levels)

    • Grids on the OUTSIDE and INSIDE of the glass unit must match the current proportions of the grids on the property (i.e., same rectilinear size and similar profile of the grid arms)

    • French doors and side lights must match windows, including the same grid proportions and profiles

    • Windows should be sized to fit the existing rough openings in the building, thus guaranteeing that the look of the face of the building will be preserved

    • Paint-able or custom matched exterior color    (paint available from Maintenance)

    • Low-E glass is optional, but recommended.  The Board will be happy to recommend acceptable windows and contractors.

COURTYARD DOOR AND SIDELIGHT REPLACEMENT REQUIREMENTS:

Riverside doors and thresholds at the Alexandria are not Common Elements and must be maintained in good repair, painted, and caulked by individual owners, or they will be maintained by the Association and all related costs will be billed to the owner.  The Board has established specific guidelines for replacement to ensure the integrity of the complex.  This policy protects all owners.   Riverside door and sidelight replacement must be approved by the Board.  Owners who do not follow these guidelines will have to replace doors and sidelights that do not meet guidelines.  A complete door and sidelight replacement in paint-able fiberglass that meets architectural requirements has been approved by the Board.

Riverside doors and Sidelights at the Alexandria must meet the following criteria:

  • Grids on the OUTSIDE and INSIDE of the glass unit must match the current proportions of the grids on the property (i.e., the same rectilinear size and profile of the grid arms)

  • Door/Sidelight must be sized to exactly fit the existing rough opening in the building

  • Paint-able, or custom matched exterior to Alexandria color (paint available from Maintenance)

  • The Board will be happy to recommend acceptable doors and contractors.

STORM/SCREEN DOOR REQUIREMENTS:

  • Storm doors should be “Full View”, with full glass and screen, that require exchange of glass and screen seasonally, if desired.  Best protection for your wooden door is to leave the glass in year round, for storm protection, since driving rain from our Florida storms can drive through deteriorated glazing.  It also offers more protection for your doorsill, a major leak source.
